Guest Terms and Conditions

Please read these terms and conditions carefully as these conditions incorporate the basis on which reservations for Salt at South West Rocks are accepted.

By making a reservation at Salt at South West Rocks, you accept on behalf of your party the terms of these booking conditions.

It is your responsibility to ensure that all of the details on your reservation confirmation are correct and bring to our attention any errors or discrepancies immediately.

Reservation and Quotes

Reservations can be made online at or by calling 0488 775 996.

Reservations are subject to availability and actual pricing at the time of booking.

Verbal or written quotes are valid for 72 hours only. Any verbal or written quote given is an estimate only of price, which will be subject to a written advice on confirmation of the reservation.

All reservations must be guaranteed by a credit card at the time that the booking is made. You agree to pay the rate for each night of your stay and any additional charges up to 7 days after your departure.

The accommodation may be occupied only by the stipulated number of guests for the period stated on the reservation confirmation.

Group Bookings

A 10% non-refundable deposit is required 60 days prior to arrival for all group bookings of 3 or more Villas.

Payment of the non-refundable deposit indicates acceptance of the reservation Terms & Conditions.

Payment Policy

For a non-refundable rate, full payment is required at time of booking.

For group bookings a 10% non-refundable deposit is required 60 days prior to arrival, payment will be processed automatically against the credit card on file, when due.

For all reservations (excluding a non-refundable reservation), full payment or balance of payment is required 14 days prior to arrival. Payments will be processed automatically against the card on file on the due date.

If a deposit or final payment is not received by the due date, Salt at South West Rocks reserves the right to cancel the reservation.

Security Deposit

Credit card details required at time of booking may be used to cover incidental items such as (but not limited to) any breakages, damage or losses incurred during your stay and cleaning charges in excess of the normal level of cleaning.

Credit card details will be destroyed after the departure clean and inspection of the property, if no claims are to be made.

For stays longer than 3 weeks, a security deposit ranging from 2 to 4 weeks based on the weekly rate will be required. If there are no breakages, loss or excessive cleaning, the security deposit will be released in full 7 days after departure.

Payment Options

Payments are accepted by direct deposit or credit cards. Accepted cards are Visa, MasterCard and American Express.

Visa or Mastercard card payments will incur a 1% fee.

American Express card payments incur a 1.7% fee.

EFT fund transfers do not incur a surcharge.

All payments are only accepted in AUS dollars.

Rates & Charges

Rates quoted are in Australian dollars and are subject to change at any time.

All rates are inclusive of GST, unless otherwise stated.

Any verbal quote given is an estimate only of price, which will be subject to a written advice on confirmation of the reservation.

Payments made by credit card will incur a surcharge of 1% for Visa and Mastercard and 1.7% for American Express.

Standard Cancellation and Charges

1. Non-Refundable Rate

    • A 100% cancellation fees applies, if the booking is cancelled or modified.

2. Group Bookings – 3 or more Villas

    • Free cancellation up to 60 days prior to check-in.
    • 10% cancellation fee applies (of the entire reservation cost), if the booking is cancelled or modified up to 14 days prior to check-in.
    • 35% cancellation fee applies (of the entire reservation cost), if the booking is cancelled or modified within 14 to 7 days of check-in.
    • 60% cancellation fee applies (of the entire reservation cost), if the booking is cancelled or modified within 7 days of check-in.

3. Other Rates (excluding non-refundable rates and group bookings)

    • Free cancellation up to 14 days prior to check-in.
    • A 25% cancellation fee applies to the reservation cost if a booking is cancelled or modified within 14 – 7 days of check-in.
    • A 50% cancellation fee applies to the reservation cost if a booking is cancelled or modified within 7 days of check-in.

Notification for the cancellation must be in writing via email and confirmed delivery is the responsibility of the guest.

Number of Guests

At no time during your occupancy is the number of guests staying to exceed the number booked, unless prior approval is sought and given. The use of extra beds will attract an additional tariff. Any persons exceeding the maximum occupancy of the property will be considered trespassers and will be evicted.

Check-in and Check-out

Your accommodation is available from 2.00 pm on the day of arrival and is to be vacated by 10.00 am on the day of departure. An additional fee will be charged if you do not check out by 10.00 am.

Whilst every effort will be made to accommodate early arrivals and late departures, the only way to ensure early check-in or late check-out is to book an extra night.

Early arrivals and late check outs are at the discretion of Salt at South West Rocks Management and must be requested at the time of booking and can only be confirmed 1 day prior to arrival or departure.


For reservations of 7 days or more, Salt at South West Rocks will offer the guest a complimentary clean of their villa.

Extra cleaning and / or linen change can be arranged for an additional charge, at a cost to you. Contact Salt at South West Rocks for further details.

On departure, your accommodation is to be left in a clean and tidy state.  Extra cleaning charges will apply if this condition is breached and will be charged to the credit card on file at the rate of $70 per hour. The cost of a standard clean varies, this cost is based upon the Villa size.

Guests who have an extended stay of greater than 4 weeks will be required to pay the cost of professional cleaners to perform a thorough clean of the villa, which will include, but not limited to all furniture and fixtures.


All villas are fully self-contained and will include linen (sheets, pillowcases, towels & tea towels) unless specified otherwise.

A replacement cost of $50 will be incurred for any linen that is permanently stained by, but not limited to, hair dye, bleach, fake tan, permanent ink.


Smoking within the grounds of Salt at South West Rocks is strictly prohibited. If there is any evidence of smoking inside, or within the grounds your booking may be terminated (with no refund), and you will be charged for a specialised clean to eliminate odours.


The disposal of rubbish, general waste or recycling is explained in the guest information provided prior to arrival and within the compendium located in each villa. Guests who fail to place rubbish in the instructed locations will be charged a fee to cover the cost of a private contractor to dispose of the rubbish.


No pets are permitted.

If pets are found on the property, the booking will be terminated, and guests will be asked to vacate with no refund.

Personal Belongings

You acknowledge that we do not cover your personal belongings under our insurance policy and therefore take no responsibility for any loss or damage of the occupants’ personal property left on the property and agree that you will not make any claim against us for any damages or loss to your personal belongings regardless of how or where the loss or damage occurred.

Salt at South West Rocks Management will attempt to contact the guest if there has been any personal property left behind in their villa. If a guest requires the return of any left property, they will be responsible for the cost of postage or courier. Lost property that is not collected within 4 weeks will be donated to a charitable organisation.

Travel Insurance

As we are a small business, cancellations can impact us greatly.

We strongly recommend you purchase comprehensive travel insurance at time of booking. We suggest that the policy should include, but not be limited to, the reimbursement of any monies paid in the event the travel is cancelled; loss or damage to personal baggage and loss of money and medical expenses.


Parties or gatherings are prohibited, unless prior arrangements have been made with Salt at South West Rocks Management. Disturbance to neighbours including excessive noise is prohibited and may result in eviction without a refund.

Breakages or Damages

Your accommodation will be returned to us in the condition presented on arrival.

Damages or breakages of furniture or furnishings must be reported to Salt at South West Rocks Management immediately.

Breakages or damages to the property and all communal or external areas that are caused by any guest and/or a guest’s visitor will be charged and recouped in full from the guest’s credit card.

Excess cleaning required on departure or replacement of items removed from the accommodation will be charged to the guest’s credit card.

Furniture, fixtures and fittings are not to be altered or moved between rooms or villas. There will be a charge incurred if furniture is not returned to its original location.

Salt at South West Rocks Management must be informed of any problem or complaint as soon as possible as to rectify the situation as quickly and as efficiently as possible. You must allow access to the property for service consultants to undertake repairs during reasonable hours. We will notify you and confirm the day, date and time of the appointment. We will arrange access if you are not available at the designated time.

Pool Rules

All guests using a pool do so at their own risk. You acknowledge that we are not responsible for accidents or injuries. No diving, running or pushing in the pool area is allowed.

No glassware allowed in a pool area.

Loss of Keys

Loss of keys will incur replacement charges.

Commercial Use

Salt at South West Rocks is not to be used for commercial use.


You acknowledge that we do not accept liability for any injury, damage, loss, additional expenses and disruptions caused directly or indirectly by events, which are beyond our control and agree not to make any claim in relation thereto.

No Tenancy

You agree that regardless of your length of stay there is no tenancy or other rights created under any Landlord and Tenant laws and there are no such laws that apply to your stay.

Breach of Terms and Conditions

You agree that, should you or your guests breach any of these terms and conditions:

1. You will pay to us the total loss or damage that we suffer as a result of that breach and hereby authorise us to debit your security deposit/credit card as payment of that loss or damage.
2. We may evict you and your guests without notice.
